One of Princes Avenue’s most popular cafes is up for sale - for just £65,000. Fudge café
closed some time ago but the bakery is still operating and the business
is being sold as a going concern by business agent Ernest Wilson and
Co.
The
outlet has been put on the market as a leasehold property – meaning you
will own the business for a fixed period of time but not the building.
On
the agent’s website it says: “An opportunity to acquire this
outstanding business situated in this prime position – absolutely
bustling shopping centre with literally 1,000s and 1,000s of people
passing daily and 1,000s of students all round.
“The
business is run predominantly by staff and is worked in very easy hours
over six days. This concern boasts an outstanding weekly turnover of
£6,500 and is oozing potential for so much more.

Ernest Wilson and Co explains that the premises are held on a secure lease.
It says: “The premises consist of a double-glass
fronted spacious café bar with open servery, seating area, well fitted
commercial kitchen, disabled toilet. First floor function suite or
second café / bistro area with bar. Ladies and gents toilets with wash
hand basin.
“The second floor is sub-let as a hair salon
and returns £5,040 per annum. Unit Two is the adjoining property which
is known as the bakery and is the sandwich centre and tea rooms,

But with increased competition and receiving a fine for food hygiene breaches, trade has declined in the past couple of years.
Ernest Wilson says there is also £5,000 worth of stock and says the opportunity is very rare.
